The challenge of the project was to push the boundaries of interior partition flexibility to ensure it evolves seamlessly over time. This project proposes the construction of a residential complex with commercial purposes on the ground floor.
On this site was located the former State Enterprise of the Brasov Wine Company. The height of the proposed building is Gf + 6, where the 5th floor is set back and the 6th floor is in the form of a height accent.
The proposal requires a maximum flexibility of the spaces, so that they can be recompartmentalized or adapted as needed over time. In order to meet this requirement of the beneficiary, a structure consisting of thick concrete pillars and slabs with light walls was chosen. For economic reasons the beneficiary has given up the basement level and parking spaces have been proposed at the open ground floor level.


To meet the client's requirement for maximum flexibility, a structural solution was proposed consisting of columns and a reinforced concrete slab floor, with lightweight gypsum board interior partitions and sandwich panels on the exterior.
At this stage, the team collaborated closely with the structural and MEP designers. Together, they selected the optimal solution for the structural framework, column sections, circulation nodes (within diaphragms), rainwater drainage system, smoke extraction system, utility chutes, and others. Compliance with fire safety regulations was ensured by following the P118/1999 standard, proposing solutions where necessary, and structuring the considerations from the standard that need to be applied in this project to serve as a framework for the fire safety scenario.
